The location of your plot, is equally as important as the design of your villa, and should
therefore be given a good deal of thought. We do not expect you to view plots,
designs, or villas in 3 or 4 days like some of our competitors. We will discuss your
options with you fully before you fly out to Spain and use our knowledge of the area to
suggest plots/desirable locations, that can accommodate your own individual and unique
design…..it all adds up to a good buy with considerable added value!
Once decided; and we can help with arranging viewing of selected
plots and sites, the next step would be to visit a solicitor in the area who would ensure
that all is in order and hold the usual deposit, of 10%, on your behalf; before completion
of the purchase.
This also freezes the contracted price; the balance of which will
be paid against completion of the deeds, in your favour, at the Notario office locally.
Now to the architect, who will sort out all design ideas into a
formal project, for you to approve, before issue of the building licence by the
responsible Town Hall.
You should allow 6 months for construction, from the date of the
building licence.
Stage payments are made against work, as completed, but do take
into account the time actually taken up by the bank, in transferring funds to your account
in Spain, in order to meet payments on time.
Separate deeds are issued for the new construction upon
completion and the property is registered to you. |
