Why Design & Build?

   
  • You can save around 20% by contracting, rather than buying resale.
  • Prices from £40,000, excluding plot, and designs can be as individual as you wish.
  • You can if you need to, incorporate into your design, wheelchair access, walk-in bath, handicapped persons kitchen equipment etc.
  • Solar panels, air conditioning, a feature fireplace etc., can all be integrated into your own design, if required.

 

  • The house, or villa, will be designed to meet your needs - not as an older resale involving expensive alterations later.

 

  • With a freehold individual plot, all construction on it at any stage is yours = security!
 
  • The size of rooms, views, position on site and layouts, are all your choices, as is decor, tiles, kitchen, storage areas and suchlike.

 

  • You can maximize the value of your asset, by allowing extra plot space for extensions, pool etc., with a future buyer in mind.

 

What to look for    
  • It is not necessary to buy both plot and construction as a package from Blanca Villas.  Buy your plot yourself, but with no strings attached if possible, or expect higher building costs to outweigh any savings.
  • Make sure it is freehold, with deeds and all services connected to the border of the plot.
  • That it is approved for your intended property design.
  • Ask for a "money back" guarantee clause, on building  work to date, in case an emergency should occur; for example illness, job loss etc... not a usual clause, but why not?... Blanca Villas offer this!

  • And most important, do not make ANY payment in advance, but only against completed stages as previously agreed.
Where to Build    
  • "Where?" can be anywhere - Inland, Coastal, or Rural; your choice!
  • Plots of around 800 m² normally come with planning consent, with good value still obtainable, away from the central North Costa Blanca and a few kilometres inland.
  • Plots of around 200 - 300m² are rather small and attract higher density building and are therefore more expensive, not cheaper as may be expected.
  • Much larger rural plots, maybe only 25km away, could be 1/3 of the price and yet often have services too.
       We offer plots in most areas and we can also rebuild, or renovate, farm houses and
       houses.
